What is wrong with using cotton and corn for a crop rotation?

I have read that one of the problems that hurt Southern farmers in the 1800s was soil exhaustion, brought about in part by a poor rotation of crops. I read that the only major method of rotation was that from cotton to corn and back. What is wrong with this? Why wouldn't that replenish the soil?
